Residential Rental Criteria
Pachowitz Realty, Inc. works hard to maintain a high quality of its buildings and neighborhood. We want to make sure that people do not use rental units for illegal activity. This is why Pachowitz Realty, Inc. has a thorough screening process.
Please review our criteria. If you feel you meet the criteria, and are interested in renting a unit, please apply. Please note that we provide equal housing opportunity; we do not discriminate on the basis of race, color, religion, sex, handicap, national origin, familial status, marital status, sexual orientation, lawful source of income, age or ancestry.
Application:
We must receive one completed Rental Application from each adult (18 years of age or older) applying. If the completed application contains any omissions (not satisfactorily explained), it will be returned to you.
Personal Identification:
We require two forms of identification. A Government issued photo ID and one other type of ID to be presented with your completed application.
Rental History:
It is your responsibility to provide us with the information necessary to contact your past landlords. We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history.
Income:
We must be able to verify independently the amount and stability of your income. Through pay stubs, employer contact or tax records. If self-employed you will need to furnish business license, tax records, bank records and a list of client references. If this is a unit where Rent Assistance is accepted please note the amount of assistance will be considered part of your monthly income for purposes of figuring the proportion
You will be denied if:
You misreprent any information on the application. If misrepresentations are found after a rental agreement is signed, your rental agreement will be terminated.
You have had a conviction for any type of crime that would be considered a serious threat to real property or to other residents; peaceful enjoyment of the premises, including manufacturing or distribution of controlled substances.
Your credit report shows accounts that are not current. (If your reports are no correct and you can provide proof that payments have been made we will take that into consideration.)
You have been through a court ordered eviction.
You have a bankruptcy less than 3 years old or open collections/judgements. (Excluding medical expenses and foreclosures.)
Previous landlord report significant complaint levels of non complicnce activity such as; repeated disturbance of the neighbors praceful enjoyment of the area; reports of gambling, prostitution, drug dealing or drug manufacturing; reports of violence or threats to landlords or neighbors; allowing persons not on the rental agreement to reside on the premises; failure to giveproper notice when vacating the property. Previous landlordswould be disinclined to rent to you again for any other reason pertaining to the behavior of your self, your pets or others allowed on the property during your tenancy.
Rents exceeds more than 40% of your income.
If you have been declined, (except for convictions) a co-signer who meets the rental criteria will be accepted.
Earnest money deposit & credit check fee:
There is a $20.00 credit check fee per applicant. There is an earnest money deposit of $100.00 required that is conditionally refundable. If you are accepted the earnest money will be applied to your security deposit. If you withdraw your application after you have been accepted, certain deductions, allowed by law, may apply.
